What is a BER Cert?
A BER is a standard calculation of the energy efficiency of your
property. There are 15 band ratings ranging from A1 to G. An "A1" rating
is the most energy efficient and produces the least amount of Carbon Dioxide.
A "G" rating is the least efficient and produces the most amount of Carbon
Dioxide.

Why are we required to have a BER?
Article 7 of the Energy Preformance of Buildings Directive (EPBD)
states that when buildings are constructed, sold or rented, an energy performance
certificate is made available by the owner, to the prospective buyer or tenant.

Who is required to have a BER?
From 1st January, 2009, a BER Certificate will be compulsory
for all homes being sold or rented.

How long is a BER valid for?
A BER is valid for up to 10 years provided that there is no material
change to the dwelling that could affect its energy preformance. An example of a
material change would be fitting new windows. The maximum term of validity of a
Provisional BER is 2 years.

How is a property assessed?
The dwelling energy assessment procedure (DEAP) is the Irish
official procedure for calculating and assessing the energy preformance of dwellings.
The procedure takes account of the energy required for space heating, ventilation,
water heating and lighting less the savings from energy generation technologies.

Who will carry out the BER assessment?
The assesssment must be carried out by a qualified BER assessor
who is registered with Sustainable Energy Ireland (SEI).

What is a provisional BER certificate?
A Provisional BER Cert. can be completed when using initial construction
drawings (before dwelling is constructed). This Provisional Cert. is only valid
for a maximum of 2 years while the building is being constructed. If the dwelling
has not being completed within this period, a further Provisional Certificate will
be required. A Proviosional Certificate should also include any improvements that
can be made to improve the BER.
